Fixed base price for forecasted land title release prior to 31st December 2019. Long Island homes reserves the right to charge a further $880 per month in the event title date cannot be achieved in the above mentioned month. Should Land NOT be titled by 30th June 2020 a price review will be undertaken by Senior Management. Base prices at time of deposit are held to mentioned month only. With reference to the above land title forecast and in the event of a price rise to the base price, either the new base price or the above contingency will apply; whichever is the lesser. If there has been no price rise no contingency will apply.

Single Storey 30.1 Sq. and Over (based on standard Islander house design) $6,000 Gift Certificate to be spent in the Long Island Homes Interior Design Studio. Applicable for land titled or forecast to be titled by 31st March 2019. This Gift Certificate is Subject to Contract agreement being executed within 2 months of Head Office receiving a complete file submission. Including the following: Gold Range Bricks, Render to Porch Piers ONLY (plan specific), Painted Timber Slats Feature, Balustrade to Balcony, Silver Range Front Entry Door, Silver Range Colours to Sectional Garage Door (Not Timber), Face Brick to Garage Façade, Balcony including: Glass sliding door, Silver Range Floor Tiles, Structural Floor , Ceiling Lining , Waterproofing and Drainage. No roof over Balcony or Feature Up/Down lights to Piers. The balcony width and depth will be determined by Long Island Homes to suit the specific plan and comply with all relevant siting requirements.

Set in Stone Exclusions; Slab requirements for “P” class Site conditions. “P” problem sites, details will be provided in your soil report. class waffle Slab (Extremely reactive site). Bored piers over 500mm in depth or required for Angle of Repose & Tree root barrier. Site without a certified level 1 compaction report. Deepened Edge beams. Bracing design and upgrades to comply with N3 wind rating. Rock removal (Unless rock option selected). Retaining walls. Council Fees. Developer Requirements and/or associated fees.

Waffle Slabs design explanations: Waffle slabs are designed by Engineers to an Australian Standard. Slabs are designed to meet the requirements of soil conditions encountered on site, based on the amount of movement the slab is likely to experience. The amount of movement is subject to: soil type, (ranging  from Sandy to Clay, ranging from 40mm to 65mm of movement) the quality of any fill that maybe placed. The changing Soil conditions, from Wetter months (years) to Dry months (years) is considered for slab Durability. Slabs are designed to meet the demands of the soil conditions on site. Slabs are classified from “S” to “H”, the Height of the slab, the type of steel, amount of re-enforcement placed in the slab is designed by the Engineer after soil analysis has been completed.

Slabs design explanations: Should  the amount of movement the slab is likely to experience exceed the normal range of movement (65mm), alternative slab designs may be required. “E” class waffle slabs are designed for extremely reactive sites. Raft slabs are designed only when site and soil conditions exceed Australia Standards for Waffle slab design.

Bored Piers explanations: At times, the amount of Stress placed on the slab needs to be dealt with differently. Bored Piers are used to support the slab on firm material found beneath the surface, the depth of this firm ground varies from site to site. (the Engineer designs for that stress). A drilling machine is used to create a large circular hole down to a suitable depth, this then has concrete pumped in and filled. Bored piers are sometimes placed to part of the slab, the perimeter of the slab or the entire slab, The number and depth of the bored piers are determined by the Engineer.

Site Cut / Level explanations: Sites that appear relatively flat (to the untrained eye) can still have a significant fall measured from across the site, taken from highest point to lowest point. Battering to the front of the allotment can have an impact on required levels, cuts and driveway access. Site Cuts are based on a balanced cut / fill method, any soil removed from the cut area is placed on the fill side, then compacted into a firm level slab platform for the slab to rest on. Levels of the house are set to best suit the house design, taking into account street level and vehicular access, heights and location of adjoining houses (if any) The overall height of homes, the height of walls on boundaries (or close to), Building height restrictions (Building regulations).

Site costs explanations: Double Handling: If there is insufficient room or clearances for deliveries to be made to all areas of the site, trades will need to relocate Building material to a more suitable location, leaving a safe and security area to work in. Overhand Laying, Should any part of your Home be built against another building or on the boundary (we can NOT work on another persons site), Brick layers adopt good practice in an “Overhand laying method” to complete the work in compliance with OH&S requirements.

Long Island Homes reserves the right to substitute any product/item with an equivalent or better product item if the original product/item has become discontinued or is not available within reasonable time period during construction. The above specification only applies as relevant to standard house design in question; not all standard house designs include all rooms/storeys/ features mentioned herein. Prior to deposit, this standard inclusions may be altered by Long Island Homes without notice.

The Owner/s are to provide a site clear of all obstructions prior to the commencement of construction. This includes the removal of rock, rubbish and/or stock piled spoil. This also requires the cutting of any long grass. Failure to provide a clear site may result in delays in the commencement of construction that will be passed onto the Owner/s.

Owner/s to liaise with power supplier for supply of Underground Electrical Pit prior to Commencement of Construction. Should Underground Electrical Pit be unavailable for Service Connection or the Power Company is delayed in connecting the power for whatever reason at the commencement of Construction, then Long Island Homes reserves the right to provide temporary power. This temporary power will be either a temporary overhead builders pole or a generator for the period up to service connection being made available or as necessary. All associated cost will be borne by the Owner/s and will be added to the Contract Price. Under no circumstances will Long Island Homes use a neighbouring properties power supply during the construction period alternative methods which are above must be used.

Safety is paramount to Long Island Homes and therefore we operate within a strict Occupational Health and Safety policy. This policy is to protect the best interests of our Employees and Contractors alike. For the safety of our customers, this policy also extends to the general public and therefore prior to entering your property, we ask that you contact your Long Island Homes Customer Service Officer to gain approval for your request to enter the property. During the building process your property is deemed to be a construction zone and therefore we must advise you that there is a potential risk of injury. Entry onto the site either by the owner’s representatives without prior approval by Long Island Homes would constitute a breach of the Homes Building Agreement. No works are to be carried out on site by the Customer or Customer arranged subcontractors during the Long Island Homes construction period, or prior to handover.

The Owner/s are to provide a site clear of all Trees and Tree Root System prior to the commencement of construction. Any additional upgrades required to the Footings due to the Failure to provide a clear site with no Trees may result in delays and additional costs will be passed onto the Owner/s.
